Spain is a country which many people want to visit and spend holidays in.
Tourists come trying to find a good place for resting, enjoying the good weather, the beaches, the food, etc. But sometimes it is too expensive to book a hotel and especially when a big family who comes for holidays
This is the main reason why tourists who are renting properties here for some weeks to spend the holidays with their families also do not spend so much money in hotels.
For this reason it is a good idea for the non-resident people who have a property in Spain to put their properties to rent when they are not using them.
Years ago it was much more difficult to rent out your apartment because you always had to find for yourself the tenants but right now the phenomenal of Airbnb let you renting your house with just one click from your computer.

There are important things that you must know if you want to put your property to rent.
1. You need to get an official number from the Valencia´s Government which says that your house is registered and ready to be rented. You can get a fine if this register has not been done.

2. You have to report every three months to the Spanish tax office the time that your property has been rented and also the incomes you got for this. At the same time the costs that you had during the time the apartment was rented have to be reported to the authorities. The amount to be paid as a rental tax is 19% of the benefits that you earned.

3. Finally, there is another good point to rent out your property. The days that the apartment is rented will be deducted at the end of the year when it is the moment to present the non-resident annual tax.

Before 2015 all the non-resident people who wanted to donate their properties in Spain to their family had to pay the “ Impuesto de sucesiones y donaciones” Tax and wouldn´t get any help from the Spanish Government to avoid this tax. Meanwhile, resident people in Spain who wanted to donate their houses got huge fiscal benefits and therefore the situation between resident and non-resident people was unfair.
For that reason the European Court in their sentence 3/9/2014 forces Spain to remove that difference in front of the Law between resident and non-resident people in Spain. Being both groups equally European, the Law was totally unfair and from that moment the Donation Tax would be exactly the same for all the European citizens regardless of their residency situation in Spain. This sentence of course also applies to the Norwegian citizens who are owners in Spain.
In the Valencian Community, which includes Alicante, Valencia and Castellón provinces, during 2018 all the owners who want to make a donation to their sons get 100,000 euros free of taxes for every single son. It means that most of the donations in Spain now are free of taxes and the only costs to pay would be the Notary and Land Registry costs.
